Future 250 Roehampton

About

The Future 250 Roehampton Project Team is excited to work with existing tenants and the broader community on a proposal for a new residential building at 250 Roehampton Avenue. We look forward to continuing the conversation and sharing more updates as we progress through the City of Toronto’s Planning Process!

Our Commitment

The proposal for the new building includes the replacement of all of the existing units in the building. We will be working with the existing tenants directly throughout the planning application process; and the City of Toronto will oversee the rental replacement process. Eligible tenants will have the right to return to a modern unit in the new building; of the same bedroom type, and at a similar rent and size to their current unit. Eligible tenants will also receive a compensation package to support them during their temporary relocation.

    Frequently Asked Questions

If the application is approved by the City of Toronto, when might tenants need to relocate from their units?

The planning approval process takes time. No construction will take place until we have secured all the necessary approvals from the City of Toronto. The earliest we anticipate tenants would need to relocate is in 2029.

What can I expect with the new residential units?

The project proposes 711 residential units, ranging in unit sizes and types, as well as new modern in-unit amenities. There will also be indoor and outdoor shared amenity spaces for future residents.

With the Site’s proximity to public transit, and walking distance to various public amenities, areas with employment, as well as entertainment, this is a prime location for redevelopment and to increase the available housing options in the neighbourhood.

Will the residential units be rental or condominium in tenure?

All 92 existing units will be replaced in the new building. We are still early in the process, but the proposal is being planned as a purpose-built rental building.

What are the next steps in the process?

Zoning By-law Amendment and Rental Housing Demolition applications were submitted to the City of Toronto in December 2025. The project is still in the early stages of the planning process, and several approvals are required before any construction can begin.

I currently live in 250 Roehampton. Could I live in the new building?

Nothing changes for you today or in the near future. The planning application process requires multiple steps, and approval before any construction could begin. We are committed to keeping you informed throughout the process.

Eligible tenants are entitled to the right to return to a new modern unit in the redevelopment. This unit will be the same type of unit you currently live in, of a similar size, and with similar rent.

    Will construction be starting soon?

No. A planning application has been submitted to the City of Toronto and will be extensively reviewed by City Staff before a decision will be made by City Council. No changes will happen until all necessary permissions have been granted by the City. The earliest we anticipate any changes happening is in 2029.

How can I learn more about the Rental Replacement process?

The Project Team is available to discuss the details of this process with the 250 Roehampton residents. We will be updating you with all of the information you need to know. The City of Toronto will also be reaching out to tenants to share information about your rights as a tenant in this process.

Will there be additional opportunities to engage?

Yes! We look forward to engaging with tenants and the community as we refine and advance the proposal. Please check back regularly for the latest updates and opportunities to get involved.
